You knew what we were looking for and went out of your way to get find it. I've never been
so happy that someone else changed their mind about buying a place... Yahoo ! ! ! The kids are enjoying
it and we can't wait for winter to come so that we can go to Wolf Mountain to ski and to see if we get some winter rentals...

mile to get our property sold. Everything went extremely smooth. You remained objective and were a great help
in getting all the paperwork and funding taken care of. The only thing that we wish we understood more was how to do
what I think is called a 1059 exchange. Our accountant was surprised that nobody in the whole process mentioned it to

"The first time I saw Joan, she was selling my neighbor's home. They were having an open house, the homeowners

I had a great experience listing and selling my Ogden Valley property with Joan Woodruff. After doing
research to become familiar with my property and location, Joan advised me that my asking price that I had discussed
with her was too low. I took her recommendation and received a full price offer based on the higher listing
price she suggested. She also did a great job in communication and follow through on both the major and the minor
